First and foremost are the legal aspects, including Trading Business Permit (SIUP) from the developer, Company Establishment Deed, Building Permit (IMB), land certificate and site plan or master plan that has been approved by the local regional head. "Developers must have a Trading Business Permit (SIUP), housing establishment deed, IMB, certificate of ownership of their land rights and a site plan or master plan that has been approved by the Mayor Regent," explained the Director of Public and Commercial Houses of the Directorate General of Housing Provision, PUPR M Yusuf Hariagung in a written statement to Kompas.com, Thursday (9/1/2020). Unfortunately, related to fraud cases that are rife in recent years, because not all developers in Indonesia are under the supervision of the Ministry of PUPR. Whereas commercial housing is overseen by the Housing Association. "Surely there are distinguishing factors, if subsidized the Government will focus on monitoring because there is a state budget there," Yusuf said. In general, according to Law Number 1 of 2011 concerning Housing and Settlement Areas (PKP), the Government and Regional Governments (Pemda) must provide guidance.
